How I Work

I work with families who own land they love — lake places, hunting tracts, ranches, wilderness retreats. The kind of property that holds a family’s story.

When you sit down with me, I do not bring spreadsheets. I sit with you in the place you built. I let you walk me through it. I want to feel what you feel about it before I ever talk about what it’s worth.

Here is what I tell every seller who is still weighing the decision: my first job is to try to talk you out of it.

If selling is the right choice, it will survive that conversation. If it isn’t, you will thank me for slowing you down. The decision to sell a place like this is permanent. I treat it that way.

When a seller has already made the decision — through estate, health, relocation, or the natural end of a chapter — my job shifts. I do not ask you to go back through the grieving. I carry the weight forward. I find the next owner who will love this place the way you did, and I tell your story to them so they understand what they are inheriting.

I know lake property. I know hunting land. I know ranches and wilderness. I know how to price a property when there are three comparable sales in a hundred miles. I know how to read the land for what it is and what it could be. The expertise is the price of admission. The presence is the gift.

My buyers get the same honesty. If you fall in love with a property, I will question it before I let you celebrate it. If it survives, you should buy it. If it doesn’t, you will thank me.
